Terms of Service

Last updated: September 12, 2026

These Terms of Service ("Terms") govern your use of floridaforeclosureadvocates.com (the "Site"), operated by Florida Foreclosure Advocates ("we," "us," or "our"). By using this Site or submitting information through it, you agree to these Terms.

No Obligation, No Guarantee

Contacting us, submitting the form on this Site, or speaking with us by phone does not obligate you to sell your property, and does not obligate us to make any offer. We make no guarantee that any particular outcome, offer, or transaction will result from contacting us.

Not Legal, Tax, or Financial Advice

Florida Foreclosure Advocates is not a law firm, and nothing on this Site or in any communication with us constitutes legal, tax, or financial advice. Foreclosure, short-sale, and deficiency laws vary by jurisdiction and individual circumstances. We strongly encourage you to seek independent professional advice — including from a licensed attorney, accountant, or financial advisor — before entering into any agreement regarding your property.

No Affiliation

We are a private company and are not affiliated with, endorsed by, or acting on behalf of your lender, mortgage servicer, any court, county office, or any government agency or housing counseling program.

Consent to Communications

By submitting your contact information through this Site, you consent to be contacted by Florida Foreclosure Advocates by phone call, text message (SMS), or email, including through the use of an automatic telephone dialing system or prerecorded messages where applicable, even if your number is listed on a Do Not Call registry. Consent is not a condition of any purchase or sale. Standard message and data rates may apply. You may opt out of text messages at any time by replying "STOP," and may request to stop phone contact by informing us directly.

Accuracy of Information

You agree to provide accurate and truthful information when using this Site. We rely on the information you provide to determine what options may be relevant to your situation.

Subject-To Transactions

Where applicable, a "Subject-To" transaction involves the transfer of property ownership while an existing mortgage remains in place, generally still in the original borrower's name, unless and until the lender releases the borrower, the loan is formally assumed with lender approval, refinanced, or paid off. Any such transaction will be governed by a separate, individually negotiated written agreement, and is not created or modified by anything on this Site.

Intellectual Property

The content, design, and text of this Site are the property of Florida Foreclosure Advocates and may not be copied or reproduced without permission, except for personal, non-commercial reference.

Limitation of Liability

To the fullest extent permitted by law, Florida Foreclosure Advocates is not liable for any indirect, incidental, or consequential damages arising from your use of this Site or reliance on its general informational content. Nothing in this Site should be relied upon as a substitute for individualized professional advice.

Governing Law

These Terms are governed by the laws of the State of Florida, without regard to its conflict-of-law principles.

Changes to These Terms

We may revise these Terms from time to time. The "Last updated" date above reflects the most recent version. Continued use of the Site after changes are posted constitutes acceptance of the revised Terms.
